1. The main reason why anyone would want to have us look after their property
is because of our personal approach. First of all, we have about double
the staff in our firm as the industry norms say we should have. This
allows us to be proactive rather than reactive in taking care of problems.
It also allows us to spend more time with people; You almost always get
to talk to us rather than a machine, during office hours; Your tenants
will find a friendlier reception with someone who is not so pushed for
time. We feel that in the long run, everyone comes out a winner when the
personal touch is used in the everyday management of your asset. We still

How do you choose the tenants?
2. We consider this one of our most important tasks. We feel that a bad
tenant is worse than no tenant at all, so we apply stringent screening
processes in our tenant selection.

Should I provide for gardening services on my property?
3. That depends mostly on the property and can best be determined when
we preview your property. However, you should provide services to the tenant
for things like fertilizing, lawn aeration, pest control, and tree trimming.
If the lawn never receives any "weed and feed" it will start looking like
a rental. And a tenant may not know what they are doing when they trim
your trees, and you do not want a tenant climbing a ladder for liability
reasons.

How do you advertise your properties?
4. We start the marketing process as soon as we find out the tenant is going
to be leaving the property. Around the first part of the year, we will
contact you and make our recommendations and get your instructions on re-renting
the property. In March and April, we start getting feedback from the tenants
on whether or not they will be staying. We then start compiling our list
of properties that will be turning over. People can come to our front door
rack and pick up our rental list 24 hours a day, 7 days a week. We also
rent about 25% of our properties from our "For Rent:" signs that we post
at the property. About 70% of Davis is on the Internet, so we also have
a list of our properties on the World Wide Web. We are going to put a new
voice mail system on line for calls received after hours. This system will
allow prospective tenants to find out about properties that we have advertised
in the paper and have applications and rent list faxed to them on demand,
when noone is here. Furthermore, we are finding that a lot of people browse
the Web when they are going to relocate here from other areas. We advertise
in classified section of The Davis Enterprise. Finally, we rent a lot of
properties because of our excellent reputation here in Davis, from our
"personal approach" in serving people. Word does get around in this small
town.

What do we do for the money?
5. We provide you with the peace of mind in knowing that you have the best
possible management available for your property. We will treat your property
like it is our own. For instance, we will not forget about your property
once it is rented. We will do regular inspections, and if you wish, a general
contractor can go through your property once and year and make a written
report on the general condition of the property as well as any recommendations
for work that needs to be done. If it is neglected, a little job can turn
into a very big, expensive job in a short period of time.

Who pays for repairs to vacancies?
6. Who pays for repairs to vacancies? We have systematic procedures that
we apply after a tenant has vacated the property. And we will determine
who is responsible for putting the property back into the condition it
was in prior to the resident moving in. For instance, we require a receipt
for a professional cleaning or we will charge the tenant's security deposit
for a carpet cleaning upon their vacating the property. And, we will apply
a 3 year peroration for any painting that needs to be done. Also, if the
property was painted prior to the resident moving in , and it needs painting
when the tenant moves out a year later, then the tenant would pay for 2/3
of the paint job. Our goal is to charge the resident for everything that
they be should accountable for. We want you to know that we think this
is a very important time in the management cycle, and we will do everything
we can to protect your interests.

Are you the Cheapest company in town?
7. Probably not. Today it seems there is a new property management company
starting out every other day, trying to beat everyone else's prices. At
Acadian, our management fees are very competitive, and we certainly are
not the most expensive. On the other hand, we charge a fair fee for a tremendous
